How Much Rent in Advance Can Landlords Ask For in 2026?

The ability to request large amounts of rent upfront is being significantly restricted.

1. New Legal Limits

From May 2026:

  • Before tenancy → maximum one month’s rent in advance
  • After tenancy begins → rent must follow agreed schedule

2. What Has Changed

Previously:

  • 3–6 months upfront rent was common

Now:
❌ No longer permitted
✔️ Strict limits apply

3. What This Means for Landlords

You can no longer rely on:

  • Upfront payments as risk mitigation

Instead, focus on:

  • Tenant quality
  • Financial checks
  • Ongoing management

4. Alternative Risk Management

  • Strong referencing
  • Guarantors
  • Professional management
  • Regular reviews

5. Strategic Shift

The focus moves from:
👉 Upfront security

To:
👉 Ongoing tenant quality and management
